Terms and Conditions

Renting out the villa requires us to advise you of some terms and conditions. History shows that it is not normal for us to have to impose additional costs.


Your holiday villa is available from 4:00pm on the day of arrival and must be vacated by 10:00 am on the date of departure. Admittance outside these times is subject to prior agreement and availability.

The holiday villa is for a maximum of 8 people (plus infant) only.  All those staying at the villa need to be named in advance.

No pets are allowed to stay in the villa at any time.

No smoking is permitted in the villa.  If there is evidence that smoking inside the villa occurred then it will be necessary to undertake a deep clean.  This charge will be taken from your security deposit.


A non returnable deposit of 20% or £100/$155, which ever is the greater is required in order to book and secure your holiday villa.  On receipt of the deposit we will confirm your booking.

The full balance of the rental cost will be required 8 weeks prior to the commencement of the rental period. Bookings made within 8 weeks of the commencement date will require the full amount to be paid at the time of booking.

Payment can be made by cheque/check in GB pounds or US dollars, or by a bank transfer, whichever is more convenient for you.

Security Deposit
At the time of final payment a security deposit of £200.00 / $315.00 is required. The deposit is NOT applied toward rent; however, it is fully refundable within (28) days of departure, provided the following provisions are met.
· No damage is done to property or its contents, beyond normal wear and tear.
· No charges are incurred due to illegal activity, pets, smoking in the villa or collection of services rendered during the stay.
· All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned.
· All keys are left on the kitchen table and unit is left locked.
· All charges accrued during the stay are paid prior to departure.
· No linens are lost or damaged.
· No early arrival or late departure.
· The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
We reserve the right to pursue any additional damages caused, which may exceed the value of the security deposit, within 14 days of the departure.


If it is necessary to cancel your holiday at the villa then the deposit will be forfeited. If you cancel between 4 – 8 weeks then 50% of the total cost will be returned to you subject to full payment having been made.  We regret that cancellation less than 4 weeks will result in the full fee forfeit.  In the UK this can normally be recovered from holiday insurance under certain circumstances (sickness or bereavement).

Force Majeure

The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure, e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.​


Air Conditioning Controls, Pool / Jacuzzi Heater and Area
The air conditioning and pool / Jacuzzi heater controls are locked and should never be tampered with. Tampering with the control or changing the settings / temperatures can cause damage to the systems. Any repair costs or increased consumption will be deducted from the security deposit.
We have provided circulating ceiling fans in all bedrooms, the family room and the games room. This supports the air conditioning and provides the level of comfort needed through the night.
Renters should note that the pool heating system has a thermal cut out feature which switches off if the air temperature drops below 55F (approx 13C).  This is an energy conservation requirement of the Florida State authorities.
In the event that you decide to request heat for the pool, after your arrival at the villa, this can be arranged. There will be a separate call out charge to switch on the pool heating.
The villa is built to the latest 2012 building regulations. This requires that the pool area is protected by a fence in order to ensure that minors do not accidently fall into the pool.  It is the renter’s responsibility to ensure that minors are not in the pool area unattended.  When leaving the premises the fence must be fully erected and closed.

Garbage / Recycling
The villa has dustbins and recycling bins. Garbage must be collected in a bag and put inside the dustbin/garbage can.  The bins must then be put at the end of the driveway on the day of collection.  The bins must be returned to their storage place by the evening. Full details are in the management folder at the villa.  Polk County and the HOA impose fines if extra bags are left beside the dustbin/garbage can (which is large) or if the dustbin/garbage can is left in the drive overnight.  These fines will be deducted from you security deposit.


Baby Cot

​The free of charge cot is a portable cot/playpen. No bedding or matress is included for safety reasons. A full cot can be rented (see rates), the full cot also doesn't come with bedding for safety reasons.

Use of the cot is the responsibility of the owner.

High Chair

It is the responsibility of the renter to ensure the high chair is in the fully locked position and is placed in a safe area. Don't leave children unattended in the high chair.

Management Company
Our management company is available locally if you encounter any problems.  There will be handbook from the management company in the villa which will provide advice and details on how to contact them.  If anything breaks or fails to work please call them immediately for assistance. They will be pleased to assist.  The handbook provides a number of contact details such as local facilities and hospitals etc.
